What to expect
Clear information. No vague promises.
Every property plan is confirmed in writing, so you know what will be checked, how you will be updated and who is responsible for each next step.
01Is a scheduled property watch the same as a home inspection?
No. A property watch visit is a scheduled, noninvasive visual check of agreed areas with written documentation. It is not a real estate inspection, code evaluation, system diagnosis or professional opinion about the condition of a building system.
02What do you check during a scheduled visit?
Your checklist is customized to the property. It may include agreed doors and windows, readily visible water or pest concerns, unusual odors, indoor temperature and humidity, ordinary power indicators, HVAC response to normal thermostat controls and a ground level exterior walkaround.
03How often can my property be checked?
Visit frequency is built around the home, season, expected vacancy period and your priorities. Weekly, biweekly and other recurring schedules can be discussed during the initial consultation and are subject to availability.
04Will I receive photos, video and a written report?
Yes. Every scheduled visit includes a clear record of what was checked and what was observed. Depending on your plan, that can include a written checklist, photographs, short video and prompt notice when something deserves attention.
05What happens if you notice a concern?
We document what is readily visible and contact you promptly. You remain in control of the next decision. If authorized, the next step can be vendor access directed by you or a separately approved property project managed through completion.
06Can you confirm the power, HVAC system and appliances are operating?
We can document agreed ordinary indicators at the time of the visit, including selected lights or displays, indoor conditions, thermostat response and selected appliance status using normal controls. These are status checks, not electrical, HVAC or appliance diagnosis.
07Can you coordinate maintenance or repair appointments?
Yes. For access directed by you, you select, hire and pay the professional while we help schedule, provide secure entry and document the appointment. For a managed project, the scope, responsibilities, pricing process and approvals are defined in a separate written agreement.
08Can Selz Property Care manage an approved property project?
Yes. Under a separate written project scope, Selz Property Care can serve as your central point of contact for estimates and pricing coordination, qualified trades, schedules, owner decisions, applicable permits and inspections, progress updates and completion follow through.
09Does Selz Property Care personally perform every trade?
No. One point of contact does not mean pretending every specialty is performed in house. Plumbing, electrical and other work requiring a specialty license, certification or registration is performed by appropriately qualified professionals coordinated for the approved scope.
010What kinds of owners and properties do you serve?
Selz Property Care is designed for frequent travelers, vacation and second home owners, rental owners during unoccupied periods and families managing a loved one’s home during a transition. Service is focused on Stanwood and Camano Island.
